Yes, short-term rental is legal in Prague. The city introduced mandatory operator registration - we handle that process for you. We continuously monitor legislation and adapt our operations to current rules.
Not yet – eTurista isn't in effect. The amendment to Act No. 159/1999 Coll. that introduces it is still going through the legislative process, and no exact launch date has been confirmed. Until then, the current rules apply: guest registration, the local accommodation fee, and reporting foreign guests to the Foreign Police under Act No. 326/1999 Coll. (currently via the Ubyport system). We handle all three of these for you – monthly reporting to the local municipal office (Prague 1, Prague 2, etc.) with fee payment, guest registration, and reporting to the Foreign Police – and we take responsibility for them too: if a fine ever results from incorrect paperwork, we cover it. Once eTurista (a central registry run by the Ministry of Regional Development under EU Regulation 2024/1028) actually takes effect, we'll adapt our operations immediately.
It depends on the location, condition, and furnishings of the apartment, but on average short-term rental brings in up to 20% more than a standard long-term lease. We won't promise a specific number upfront - after a consultation about your apartment, we'll prepare a realistic estimate.
From the first consultation to your first guest's arrival typically takes 2-3 weeks. This includes apartment prep, professional photography, listing creation, and the first bookings coming in.
In practice, it's often the opposite. We physically inspect the apartment after every guest, fix minor issues immediately, and clean between every stay - so the apartment often stays in better condition than if a single tenant lived there for months on end.
The platform the guest books through provides liability protection worth up to CZK 25 million, covering potential damage to the apartment. If a problem arises, we handle all communication and resolution on your behalf.
Absolutely. Just let us know in advance when you want to use the apartment and we'll block those dates in the calendar. Flexibility is one of the main advantages of short-term rental.
Commission is 16% if we manage a single apartment, or 15% if you have two or more apartments with us, calculated on gross monthly revenue after platform fees. Alternatively, you can choose a fixed monthly payout - an agreed amount you receive regardless of actual occupancy. Each month you receive a statement with the exact calculation.
Yes, short-term rental income is subject to income tax. On request, we can connect you with accounting partners who specialize in rental income and will help you with your tax return.
It depends on the cooperation model. If we go with a service contract, you need an IČO. If you remain a private individual without a trade license, you can still rent out short-term, but you're responsible for paying tax on the full turnover yourself.
