Rental comparison - Prague & Karlovy VaryShort-term or long-term rental?
Rentez compares long-term and short-term rental management in Prague and Karlovy Vary, so you can choose the model that earns your property the most. Both rental types have their place - it depends on your property, location, and priorities. Here's an overview to help you decide.
Higher potential – roughly 10–20% more, depending on the property type and location
Stable and predictable income, the same amount every month
Fluctuates with the season and local demand
Guaranteed monthly amount regardless of occupancy
Averages 75–85%, depending on location and season
100% for the full duration of the lease
A rotation of tourists and business travellers, usually for a few nights
One vetted tenant on a contract for a year or longer
You can book the apartment for yourself now and then - we just coordinate it with the booking calendar
The tenant occupies the apartment for the lease term; you don't have access during that time
We check the apartment after every guest checks out, so you have insight into its condition almost constantly
We personally inspect the apartment twice a year and send you a report with photos
More active involvement on our side - cleaning, guest communication and bookings, all handled for you
Lower-effort operation - just review the reports we send twice a year
City centre, tourist districts and areas with high visitor demand
Any location, including quieter residential neighbourhoods outside the centre

These figures are based on our experience and can vary by property and location - we'd be happy to go over the exact numbers together with you.
The difference in yield and stability comes down to how the apartment is priced. With short-term rental, we adjust pricing based on demand almost daily, which lets a well-located property capture a higher yield - in exchange for income that shifts with the season. With long-term rental, the rent is fixed months in advance, so you get a lower but completely predictable amount regardless of the time of year.
This is based on our experience managing more than 120 properties across Prague and Karlovy Vary. The numbers in the table are therefore only indicative, not a promise of a specific outcome - it depends on the apartment's condition, floor, view, and even the exact street.
Before we recommend anything, we'll view the apartment in person and propose the option that makes the most sense for your specific case.
